Your Arrival & Departure Times

 

What time can we check in?

Check‑in is from 3pm.

Early check‑in at 1pm is available for a £50 fee and can be added when booking.

 

What time is check‑out?

Check‑out is by 10am.

Late check‑out may be possible depending on availability — please get in touch via our contact page to enquire for your stay.

 

How do we access our cottage?

Keys are stored in a secure key safe beside your cottage door. Your welcome email includes the access code.

 

Is someone available if we need help?

Yes — a member of the team is available throughout your stay.

 

Booking & Payments

 

How do I secure my booking?

A 40% deposit is required within three days of booking.

 

When is the balance due?

The remaining balance is due 90 days before arrival.

 

What is your cancellation policy?

Cancellations follow a sliding scale based on how many days before arrival the cancellation is received.

We strongly recommend UK travel insurance.

 

Facilities & Amenities

 

Do you provide towels and bed linen?

Yes — all cottages include fresh towels and bed linen.

 

Is there Wi‑Fi?

Yes, complimentary Wi‑Fi is available in every cottage.

 

Is there an Alexa in the cottage?

Yes — each cottage is equipped with an Alexa device.

 

Can I request a cot or highchair?

Yes — cots and highchairs can be provided on request.

 

Pool & Gym

 

What are the pool opening times?

The pool is open 8:30am–7pm, with a closure on Thursdays from 3pm–5:30pm for lessons.

 

Is there a lifeguard?

No — guests are responsible for their own safety.

 

Are children allowed in the pool?

Yes, but they must be supervised by an adult at all times.

 

When is the gym open?

The gym is open 24 hours a day.

 

Is there an age limit for the gym?

Yes — the gym is for guests aged 16 and over, unless accompanied by an adult.

 

Dogs & Pets

 

Do you allow dogs?

Yes — two, well behaved dogs are welcome for £100 per dog, per stay.

 

Are there rules for dogs on site?

Yes — dogs must be on a lead in the courtyard, kept under control in fields, not left unattended, and not allowed in bedrooms.

 

Are the gardens enclosed?

Yes — each cottage has a fully enclosed garden.

 

Electric Vehicles

 

Can I charge my electric vehicle?

Yes — there is a dedicated Voltshare charging point on site.

 

Can I use a domestic ‘granny charger’?

No — domestic chargers are not permitted for safety reasons.

 

Visitors & Additional Guests

 

Can I have visitors during my stay?

Day visitors are welcome, but overnight guests are not permitted.

 

Can visitors use the pool?

Only with explicit permission.

Can I bring my own electrical appliances?

Only laptops and phone chargers are permitted without written approval.

 

Are fireworks, BBQs or firepits allowed?

No — these are not permitted anywhere on site.

 

Can I fly a drone?

No — drones are not allowed to protect guest privacy.

Where is the nearest shop?

Kilham, around eight minutes away, has the nearest convenience store.

 

Where is the nearest beach?

Hunmanby Gap is the closest and quieter than the larger resorts.

Yes — we work with a small, trusted circle of private chefs who can create beautiful dining experiences in the comfort of your cottage. Simply let us know your plans and we’ll guide you through the options.

 

Do you offer in‑cottage beauty or wellness treatments?

We can arrange professional therapists to visit your cottage for massages, facials and restorative treatments. It’s a wonderful way to unwind without leaving the comfort of your space. All therapists are fully insured and approved in advance to ensure the highest standards.

 

Can you help us plan a celebration or special occasion?

Absolutely. From milestone birthdays to intimate anniversaries, we love helping guests create moments that feel personal and unforgettable. We can assist with private dining, flowers, champagne on arrival, bespoke cakes, beauty treatments, or curated local experiences. Share your vision with us and we’ll help shape something truly one‑of‑a‑kind.

 

Can we bring our own suppliers?

Yes — as long as they are approved in advance. We simply require their public liability insurance and any relevant certification so we can ensure everything meets our safety and insurance standards. Once approved, we’ll be happy to welcome them on site.
